POSITION: Assistant Superintendent

REPORTS TO: Superintendent

LOCATION: Constructions Sites, CA

JOB DESCRIPTION:

The Assistant Superintendent will support construction at our Next Phase construction job sites.

The Assistant Superintendent is expected to conduct herself/himself in a manner consistent with the Company’s Core Values and its Business Ethics, Employee Conduct and Confidentiality policy.

GENERAL RESPONSIBILITIES:

Reviewing plans for constructability
Maintaining job schedule
Schedule and coordinate all
Contractors
City Inspections
Third-party inspections/reports
Material deliveries
Conduct weekly jobsite meetings
Manage general conditions and costs
Submit daily field reports
Manage onsite staff
Keep jobsite in compliance with all OSHA and SWPPP regulations

JOB REQUIREMENTS:

1- 3 years of construction superintendent experience
Construction Document design process
Plan Check and Permitting Process
Bidding, addendum, and contract award process
Change the order process
Common construction equipment and techniques
Common construction materials and systems
Contract provisions and contract administration
Cost savings vs. Value Engineering and such efforts and methodology during various stages of design.
Construction process
Estimates and estimating
General computer usage with an emphasis on Microsoft Office
Jobsite safety
Punch list and other closeout processes
Roles and responsibilities of the various team members and entities
Various components of “front end” specifications for construction contract documents
Assemble submittal packages to various jurisdictions
Effectively communicate with building staff, inspectors and officials, contractors, design consultants, owners, bankers, and investors
Assemble backup material as needed & package in an orderly manner for approval, etc.
Request and track bids
Comply with company policies and administrative procedures
Coordinate procurement and review of all close-out documents
Develop & update construction schedule (Assist)
Develop & Update Master Schedule (Assist)
Develop spreadsheets using Excel
Develop professional letters using Word
Establish an effective filing system
Expedite review of RFIs, submittals, etc.
Log and track RFIs, PCOs, submittals, correspondence, and other project documents
Read Blueprints & understand various stages of drawings & specs.
Take project progress photos and videos
Understand A/E & other consultant contracts
Understand the roles & responsibilities of team members

JOB DESCRIPTION:

The General Superintendent is responsible the supervision and coordination of multiple project tasks on multiple construction projects. Multiple site management is critical, and the safety and cleanliness of the project is also paramount. It is essential that the General Superintendent work with all stakeholders to achieve a productive working environment and always make positive critical decisions and clearly articulate them effectively.

GENERAL RESPONSIBILITIES:

Supervises multiple types of project work on one or more assigned locations. Supports superintendents, field staff, and estimating to ensure project compliance with contract drawings and specifications.
Plans work methods, materials, equipment needs and work schedule for assigned project work. Reviews daily work schedule with direct reports and updates monthly schedule from project feedback.
Reviews and understands the project specifications to support job set up activities at all assigned locations. Works with work crews, field engineers and local utility companies to identify hazardous areas on job site.
Provides technical input to identify and resolve project risks including construction methods, work plan and material requirements, safety and schedule activities. Documents daily activities and meeting notes using Company approved document methods.
Performs additional assignments per management’s direction.
Presents production work plan during initial project meeting to ensure all project crews and leaders are in alignment.
Coordinates with internal and external teams to ensure that project work is equipped with appropriate equipment and material quantities to complete production within assigned budget and schedule.
Forecasts the work schedule to identify possible issues and provides technical or scheduling recommendations to mitigate production issues.
Coordinates with internal and external departments to ensure all mandated inspections are completed within requested timeframes.
Supports and promotes strict adherence to safety and process controls regarding operating equipment, worksite safety and documentation requirements.
Supervises sub-contractor production and workforce regarding assigned project work. Recommends work schedule or work method adjustments regarding sub-contractor activities, as needed.
Coordinates projects close out activities in line with Company standards and Owner checklist requirements.
Maintains knowledge of Company values and strategic plan.

JOB REQUIREMENTS:

15+ years of Multi-Family construction experience required.
5+ years General Superintendent experience required.
Bachelor’s Degree a plus.
Safety Trained Supervisor (STS) certification preferred.
Valid Driver’s License Required.
Strong written, verbal and presentation communication skills required.
Strong leadership capability with internal drive to mentor and grow internal talent.
Proven ability to handle complex construction projects using strong organization and multi-tasking skills.
Proven ability to manage difficult schedules and project demands while maintaining strict adherence to project safety program.
Developed expertise in a specialized construction type.
Advanced knowledge of construction site equipment operation and maintenance requirements.
Advanced knowledge of construction site safety protocols and proven ability to enforce project safety programs.
Knowledge and understanding of local union or prevailing wage rules.
Ability to read, analyze, and interpret standards and contract specific plans and specifications.
Ability to work with mathematical concepts such as probability and statistics, and fundamentals geometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
Ability to define problems, collect data, establish facts, and draw valid conclusions

EDUCATION REQUIREMENT: Bachelor’s degree or higher in Business, Construction Management, Engineering or Architecture or equivalent job experience.
